KOA tends to have different demographics than what a self serve RV park might have. The problem is understanding the market in the geographic locations. Nashville likely would be a destination RV park, but if a self service is located very convenient to an interstate it could also be attractive to transients.

But locate it in the middle of area attractions and people who just want a place to park for the night likely will not go out of their way to use it.

An overnight parking spot becomes much more attractive to transients if it offers security not found at a rest area, Walmart, Cracker Barrel or truck stop as long as its cost is less than or equal to the cost of fuel to run a generator.

I agree with Jon, security is the main issue. Don’t need the showers, store, play ground, etc.

Didn’t see much in the way of security when I looked at their web site.

On a slightly different note: It seems rest area’s and truck stops are bursting at the seams with tractor trailers (more on the road then rest areas/truck stops can accommodate). Would a similar pay by the hour lot work for the trucking business too? Drivers could have a pay in advance card from their company’s like the fuel cards

I know one thing from watching an assortment of truckers driving over the last several years I do not want to park near them. I don’t want to hear engines idling, generators or reefer units cycling on and off, see jugs of piss dumped on the ground just before they pull away, or even risk collision damage.

But there is a crying need for places for trucks to park as well.

A long time ago in the mid to late 90’s Best Western had a truck / RV parking program at locations with large ample parking areas. Pull in, go give the desk clerk $5 and spend the night. No designated sites, in fact no markings on the ground at all so it was kind of a free for all, but it was fenced and lighted. As far as we were concerned it was a good deal, but we haven’t seen anything like that in years.

I might suggest y’all look at Harvest Host to fit some of your overnight stays.
